Project Spotlight: Plaza Town Homes of Avery Ranch

When approached by The Plaza Town Homes of Avery Ranch to address their drainage issues, we understood that the solution required a comprehensive approach. Drainage problems are seldom isolated; water often weaves its way through multiple locations, exacerbating the challenges faced by the property owners. Recognizing the complexity of the task at hand, we embarked on a project that demanded meticulous planning, skilled execution, and a commitment to lasting results.

During large rain events, stormwater would pool in between the various condominium units along an interior courtyard area. While there was a general downhill slope along this courtyard area, there were obstacles such as sidewalks, landscaping beds, and trees that impeded the flow of the stormwater runoff downhill. Therefore, localized ponding of the stormwater occurred in front of and between the condominium units.

To effectively channel the water away from problematic areas, we implemented a strategic solution involving the installation of localized drainage inlet basins and over 600 feet of 4″ PVC piping. This piping acted as a network, guiding the water away from trouble spots and toward specially designed drainage basins situated below the ground’s surface. We choose to use smaller diameter 4″ pipes due to the presence of bedrock close to the surface. These smaller diameter pipes ultimately saved the property owners money since we did not have to trench through the bedrock in order to install one larger diameter pipe. In addition, we were able to isolate gutter downspout drain connections to one of the pipes, leaving the flow capacity in the other three pipes to handle just the overland stormwater runoff quantity. The installation process was intricate; it involved the careful removal of concrete in affected areas, creating pathways for the piping. Once the piping was in place, we ensured a seamless finish by expertly re-pouring the concrete, leaving no trace of the extensive work underneath.

A critical aspect of the project was the thoughtful grading around each drainage inlet basin. By skillfully shaping the surrounding terrain, we facilitated the natural flow of surface water towards these basins. This graded landscaping not only enhanced the efficacy of the drainage system but also contributed to the aesthetic appeal of the townhome complex. Residents could now enjoy both functional drainage and visually pleasing surroundings, a testament to the synergy of practicality and aesthetics in our approach.

The final touch involved the installation of lush turf grass, transforming what was once a problematic area into a green space that seamlessly blended with the existing landscape. This careful restoration ensured that the drainage solution not only met its functional requirements but also integrated harmoniously with the natural environment. With the turf grass in place, the project was primed and prepared to face the challenges of the next rain event.
